1What is Cordillera Ranch?
Cordillera Ranch is a 9,100-acre private, luxury community in the Texas Hill Country. Originally two historic ranches, it offers an exceptional lifestyle centered around a Jack Nicklaus Signature golf course, a private clubhouse with multiple dining venues, five miles of Guadalupe River frontage, and over 100 acres of preserved parkland with extensive trail systems.
2Who is the developer of Cordillera Ranch?
Since inception in 1997, DH Investment Company has been the sole developer of Cordillera Ranch. The attention to detail, close oversight and consistently-executed vision are a biproduct of three unique facets of this growing community:
• Cordillera Ranch has had the same developer since inception in 1997.
• The developer has a close sentimental relationship with the land, which has driven the mission to be good stewards of the land.
• The developer lives in Cordillera Ranch, allowing for closer oversight of the development and the Club operations.
3Is Cordillera Ranch a gated community?
Yes. Cordillera Ranch is a private, gated community with 24-hour gate attendant personnel at multiple entry points, designed with privacy and security in mind. Several neighborhoods within Cordillera Ranch also feature their own gated sections, providing an added layer of exclusivity and peace of mind for residents.
4Where exactly is Cordillera Ranch located?
Cordillera Ranch is located near Boerne, Texas, in Kendall County. The main entry is located on Highway 46 less than a mile west of FM 3351 (Bergheim). It is within 20 miles of the Shops at La Cantera and The Rim, and within 35 miles San Antonio International Airport. Downtown San Antonio and its landmarks are approximately 40 miles away. The city of Boerne, with its quaint shops, local breweries, restaurants, grocery stores, and highly rated schools are within 10 miles.
5What awards has Cordillera Ranch received?
Cordillera Ranch has been named the Best Community in Texas to Raise a Family by Niche, and Boerne was ranked fourth among America's Top 10 Small Towns by Livability.com. Cordillera is one of the 50 Best Master Planned Communities in the U.S. by Where to Retire Magazine, and The Jack Nicklaus Signature Golf Course was named "Course of the Year" in 2014 by the National Golf Course Owners Association and is a perennial top-10 golf course in the state according to Dallas Morning News rankings.

1What types of properties are available?
Homesites range from a quarter-acre (Di Lusso Villas) to 10+ acre ranch estate lots; some lots exceed 25 acres. New and resale homes are available as well. Ownership options include homesites along the Nicklaus Signature Golf Course, Guadalupe River, panoramic views of the Texas Hill Country, and multi-acre estate properties.
2Are all of the properties listed on the website?
Some of the available homes and homesites are listed on our website, with the exception of the Developer-offered homesites (never before sold) and some homes from time to time. 3What is the property tax rate?
Cordillera Ranch benefits from being located in a fiscally responsible county where overall property tax rates have been kept low relative to other counties in Texas. Total property tax rates for properties in part of Cordillera Ranch have historically ranged from 1.35% to 1.45%; with properties in the Springs of Cordillera Ranch having a total tax rate of approximately 2.00%. Please verify current tax rates with the Kendall County Tax Assessor as taxing entities adopt tax rates annually. Homes may also benefit from homestead exemptions and senior tax-valuation freezes where applicable.
4What architectural styles are allowed?
Home styles range from ranch-style compounds to Tuscan/Mediterranean and Hill Country Transitional, which blends modern influences while maintaining consistency throughout the community. Consistent enforcement of the community’s thorough architectural covenants are a cornerstone of Cordillera Ranch, helping create a cohesive and appealing streetscape that supports strong property values.
5Who are the approved builders?
There are six Preferred Builders at Cordillera Ranch: Burdick Custom Homes, Garner Homes, Todd Glowka Builder, Inc., Lifestyle by Stadler Custom Homes, Paul Allen Custom Homes, and Pasadera Builders. Because the Preferred Builders build more than 60% of the homes in Cordillera Ranch, they are uniquely qualified to navigate the Design Approval process given their breadth of knowledge around the community design guidelines. Preferred Builders are also the only builders authorized to build spec homes in the community. Custom home buyers may also use other qualified builders, subject to a rigorous approval process.

THE CLUBS & MEMBERSHIP

1What are The Clubs of Cordillera Ranch?
The Clubs of Cordillera Ranch is the private club that provides access to seven lifestyle clubs under one membership: Golf, River, Rod and Gun, Equestrian, Spa and Athletic, Social and Dining, and Tennis, Pickleball and Swim.
2What membership levels are available?
Three membership levels are offered:
• Full Golf Membership — Access to all seven clubs, including unlimited use of the golf course and practice facilities.
• Limited Golf Membership — Access to all seven clubs, with golf course access on Tuesday, Wednesday, and Thursday all day, and Friday before noon.
• Ranch Membership — Access to all clubs except golf.
3Is club membership required to own property?
Club Membership is not a requirement for property owners in most areas (except in Clubs Village where a membership is required). However, to acquire a Master Full Golf Membership, you must purchase property with the Master Full Golf Option. Please inquire with CR Realty as to which properties currently have the Master Full Golf Membership option.

Ranch memberships are available for both residents and non-residents.

AMENITIES & LIFESTYLE

1What can you tell me about the golf course?
The Jack Nicklaus Signature Golf Course opened in 2006 and is a 7,464-yard, par-72 layout from the gold (back) tees with a slope/rating of 77.4/146. It was the first 18-hole course in Texas to feature Pure Distinction bent grass greens. The Golf Performance Center features two state-of-the-art hitting bays with Trackman Launch Monitors for game improvement and custom club fitting.
2What water activities are available?
More than five miles of the Guadalupe River flow through Cordillera Ranch, offering kayaking, canoeing, tubing, and fishing opportunities. A state-of-the-art outfitter center houses the club's extensive collection of water sports equipment, fishing rods, and tackle. A pro shop is fully stocked with fishing, kayaking, and outdoor equipment. Full-time outfitters provide members with gear and event planning services.
3What does the Rod and Gun Club include?
The Rod and Gun Club offers fishing and sporting clays through an onsite, multi-station facility. The Rod Club features spring-fed creeks and lakes and miles of the pristine Guadalupe River, where trout and bass are ready to challenge your angling action. Reel in the big ones on guided fishing outings –including fly fishing for those who want to wet a line. The Gun club includes a five-stand and wobble trap for shotgun practice, an archery course, a handgun course, and a rifle range. It is one of the most robust and diverse shooting facilities of any community in Texas.
4Are there equestrian facilities?
Yes. The Equestrian Club includes stables, grooming services, two practice arenas, and numerous club horses available for regular trail rides through the property's scenic Hill Country terrain.
5What fitness, spa, and pool facilities are available?
The Spa and Athletic Club offers massage and spa services plus a full fitness facility with a Titleist Performance Institute program and group class schedule. The pool complex includes a junior Olympic-size lap pool, kids splash pool, water slide with plunge pool, and an infinity adult-only pool overlooking the Texas Hill Country and golf course.
6What tennis, pickleball, and swim options are there?
The community features seven lighted tennis courts and six new lighted pickleball courts. An active Tennis and Pickleball program provides instruction, leagues, and social play opportunities for all skill levels.
7Are there accommodations for guests?
Yes. The Lodges of Cordillera Ranch offer upscale accommodations for Club members and their guests, situated on the third hole of the golf course and a short golf cart ride from the clubhouse. The Elmax features four Deluxe Suites and two Deluxe Rooms. The Georg is ideal for large groups and includes four Deluxe Rooms, a kitchen, spacious living room, and an expansive patio overlooking the third hole. Complimentary golf carts and private patios are provided.
8Are there recreational facilities for children and families?
Yes. The Springs Sports Park includes a football/soccer field, a baseball/softball field, and a full basketball court. Miles of improved trails for walking and jogging are also available. The Clubs offer an abundance of youth programming and kids' activities, and the splash pool and water slide provide additional family-friendly fun.
9Does the community offer special travel experiences?
Yes. The Signature Vacations program offers yearly member-only excursions, including wine country experiences, international golf and fishing trips, concerts, PGA tournaments, and other curated events.

SCHOOLS & LOCAL AREA

1What school district serves Cordillera Ranch?
Cordillera Ranch is served by the highly regarded Boerne Independent School District (BISD), rated among the top "major suburban" districts in Texas based on high graduation, attendance, and testing rates. The district has achieved extraordinary success in AP programs and athletics, winning multiple state championships. Nearby campuses include Herff Elementary (approximately 13 minutes), Voss Middle School (approximately 5 minutes), and Boerne High School (approximately 15 minutes).

POA & PROPERTY INFORMATION

1Is there a Property Owners Association?
Yes, there is a Property Owners Association (POA) that oversees the covenants for Cordillera Ranch as well as maintaining the roadways, common areas, park and open spaces, gate attendants, etc. Membership in the POA is required in conjunction with purchasing any property in Cordillera Ranch.
2Are there annual POA assessments?
Yes, the POA bills annually at the start of each year for assessments which cover the POA’s operating and maintenance budget, as well as funding a capital reserve fund used to pay for roadway repairs and other POA facilities.
